Integrated Project Insurance: turning construction on its head…because BIM alone cannot do it!
WARNING: not recommended for people who are set in their ways and who don’t like change!
There is always strong focus around the technology side of BIM but for this to work efficiently and to get true value from BIM as an industry we need to take a long hard look at ourselves.
We are notorious for being ‘behind the times’, for blaming each other, being reactive and for being unproductive – BIM on its own is not going to solve all these problems.
We need to go back to basics, look at how construction projects are structured and how we behave within them – to do this we need to change procurement, which in turn means changing what we know and how we go about delivering projects.
The 2011 construction strategy introduced three new methods of procurement one of which was Integrated Project Insurance (IPI).
The session will explore why current procurement methods make us unproductive and wasteful as an industry.
It will introduce IPI as a new form of procurement and run through the basics of the new method.
It will explore the connections between IPI and BIM methodologies.

Finally, it will focus on the world’s first IPI project at Dudley College and lessons learned.

Wrote a paper – rethinking the practice of construction. 

Adopt partnering and become lean. 

We still need to deliver better value. 

Information is not flat. 

Information chaos theory. Too much information. Causes errors and increase risk. Standards and process bring order to this. 

Information waste. 

Lack of or over production. Duplication by redesign by supply chain

Unproductive information. Liability and silos to assign risks and blame. 

Information barriers. 

If construction/building were products then the client would take it back for a refund. 

BIM can fix it? We need to look at prevention rather than sticky plasters. 

Egan and Latham did not ask industry And clients to improve what we have but to reinvent it. 

Project structure and behaviour need to change. BIM can’t do it alone. 

We need to change procurement. Fear of liability has taken over. 

The Game of Blame. 

Where there is uncertainty we revert to type. 

Time to reset the industry through the mellenials in management positions. 

IPI : Need – select – align – prepare – execute – monitor. 

Client has to set a well defined need. 

Constructor and not contractor.

Is gain share proportionate? Equal to all apart from one. 

Always refer back to need at each stage.

Object matrix, primary models and secondary models (analysis)

Roles redefined on a work package basis rather than discipline. 

It’s all about selection. Language and education. Work with them and use non BIM speak. Someone who is willing to change and learn and not someone who lies on a form. 

Interface between jargon and BAU. Huge BIM docs are not going to help. 

What’s next. Need to carry on momentum. Generational shirt. 

Distributed ledger. Blockchain. Smart contracts and cryptocurrency. 

Potential transparent payment.
